Charleston has become one of the most desirable relocation markets in the country, but prices vary dramatically depending on where you buy. Two homes with the same price tag can offer completely different lifestyles depending on whether you're closer to the beach, the historic peninsula, or the growing suburban communities surrounding the city.
In this guide, we’ll break down what $400K, $500K, and $700K can realistically buy in the Charleston metro area in 2026.

What $400K Buys in Charleston
A $400,000 budget in Charleston is still a legitimate buying budget, but location becomes a major factor in what you can get.
In Summerville — especially in communities like Cane Bay Plantation, Nexton, Summers Corner, and Carnes Crossroads — $400K can often get you into newer construction homes. Many buyers at this price point find homes with three to four bedrooms, two to two-and-a-half bathrooms, and roughly 1,600 to 2,200 square feet.
These master-planned communities also offer lifestyle amenities such as pools, walking trails, community events, and access to Dorchester District Two schools, which are frequently requested by relocation buyers.
However, if you prefer a more central location like Park Circle in North Charleston, $400K typically buys a smaller bungalow or craftsman-style home, often under 1,000 square feet. While you gain walkability and proximity to downtown Charleston, you may sacrifice square footage and newer construction.
In Mount Pleasant or Downtown Charleston, $400K usually places buyers in condominium or townhome territory rather than single-family homes.
The takeaway at this price point is simple: if you want space and newer homes, Summerville stretches your dollar much further.
What $500K Buys in Charleston
Once you reach the $500K price point, your options begin to expand significantly.
In Summerville communities like Cane Bay, Nexton, and Summers Corner, $500K typically moves buyers into larger homes with four to five bedrooms, 2,300 to 3,000 square feet, upgraded kitchens, screened porches, and larger lots in certain sections.
This price point also opens up opportunities in Charleston County.
In West Ashley, buyers can often find established homes between 1,800 and 2,400 square feet in neighborhoods with mature trees and larger lots. Many of these homes were built in the 1980s through early 2000s and may have been partially updated.
James Island also becomes a possibility at this budget. Buyers can find three-bedroom homes with yard space and access to both downtown Charleston and Folly Beach.
Mount Pleasant, however, remains more competitive at $500K. Most buyers at this price point will still be considering condominiums, townhomes, or older homes that may require updates.
The key at $500K is deciding whether you want newer construction and square footage or proximity to the Charleston peninsula and beaches.
What $700K Buys in Charleston
At $700,000, the Charleston housing conversation changes again.
In Summerville, this budget places buyers in the upper tier of homes within communities like Nexton, Cane Bay, Summers Corner, and Carnes Crossroads. Homes at this level often range from 2,800 to over 3,500 square feet and include four to five bedrooms, dedicated office space, bonus rooms, and higher-end finishes.
In Charleston County, $700K makes West Ashley a strong option for larger homes in established neighborhoods, many within fifteen minutes of downtown Charleston.
Mount Pleasant also becomes a serious single-family home conversation around this budget. Buyers may find homes in communities like Dunes West, Park West, or Tupelo Plantation, often with four bedrooms and community amenities.
James Island remains a strong contender as well, offering single-family homes with yard space and proximity to Folly Beach and downtown Charleston.
Downtown Charleston at this price point typically means smaller historic homes, renovated townhomes, or condominiums where buyers are primarily paying for location and walkability.
Understanding the Charleston Tradeoff
Every buyer relocating to Charleston faces the same decision triangle:

In most cases, buyers can prioritize two of these three factors.
Choosing a prime location closer to downtown or the beaches usually means sacrificing square footage. Prioritizing larger homes with more space often leads buyers toward growing suburban areas like Summerville or North Charleston.
Many relocation buyers ultimately find that these suburban communities offer strong schools, newer infrastructure, and lifestyle amenities that make them an excellent long-term choice.
Hidden Costs Buyers Should Know
Before purchasing a home in the Charleston area, buyers should also understand two additional costs: property taxes and insurance.
South Carolina property taxes are generally lower than many other states, particularly when buyers qualify for the primary residence exemption.
However, insurance costs can vary significantly depending on the property’s location, elevation, and age. Homeowners insurance in the Charleston region often ranges from $3,000 to $4,000 annually.
Flood insurance may also be required in certain FEMA flood zones and can add additional yearly costs depending on the property.
