I'm Shakeima Chatman, your Charleston and Summerville Relocation Specialist. And I'm also a military kid — my dad served 28 years. I grew up living this life. The PCS moves, the new schools, the figuring out a brand new city and trying to make it feel like home before you had to do it all over again. So when I help military families relocate to Charleston, it is not just professional. It is personal.
Here's the thing about moving to Charleston as a military family — the details matter more here than almost anywhere else. Because Joint Base Charleston is not one base. It's two. And which side you report to changes every decision you're about to make. Let me break it all the way down.
Understanding Joint Base Charleston: Two Sides, One Big Decision
Joint Base Charleston came together in 2010 when Charleston Air Force Base and Naval Weapons Station Charleston officially merged. But physically, they are still two completely separate locations about ten miles apart — and knowing which is yours is step one of this entire process.
The Air Base — North Charleston, Charleston County
Home to the 628th Air Base Wing and the 437th Airlift Wing, and the DoD's largest fleet of C-17 Globemaster III aircraft. If you're Air Force, this is your side. Communities like Hanahan, North Charleston, and Goose Creek offer the most practical commute options.
The Naval Weapons Station — Goose Creek, Berkeley County
Home to the Navy Nuclear Power Training Command and weapons logistics operations. For Navy families, Goose Creek sits closest to the WS gates and delivers the best combination of commute time, BAH coverage, and new construction inventory in the entire metro.
2026 BAH Rates: What Your Allowance Actually Gets You Here
Good news: JB Charleston BAH is ranked 9th highest among all joint bases in the country. Your housing allowance is calibrated to actual local costs, and in most mid-tier neighborhoods it holds up well. For 2026, an E-5 with dependents pulls in around $2,385 a month, an E-6 with dependents is at about $2,616, an O-3 with dependents is right around $2,721, and an O-5 with dependents can see upwards of $3,039 per month. Always confirm your exact rate at travel.dod.mil.
Now pair that BAH with a VA Home Loan — zero down payment, no PMI, competitive interest rates — and homeownership becomes genuinely accessible. Median home prices run from about $247,000 in North Charleston up to around $387,000 in Summerville, and in Goose Creek and Summerville especially, many families find their monthly mortgage comes in at or below what rent would've cost. That is equity you're building, not handing to a landlord.
Where Military Families Are Actually Living
If the Air Base is your side and commute is your priority, Hanahan delivers — five to ten minutes to the gates right off I-26, established neighborhoods, solid suburban feel. Inventory can be tighter, but for pure efficiency it is hard to beat.
Weapons Station families tend to gravitate toward Goose Creek — five to fifteen minutes to the WS gates, abundant new construction, and a median home price around $319,000. The Naval Health Clinic is right there too, so routine medical visits are convenient. Lots of military neighbors. You will feel at home fast.
Summerville is the longer commute option — 25 to 40 minutes to the Air Base, more during rush hour — but families move there intentionally. Dorchester District 2 schools, planned communities like Nexton and Cane Bay, historic downtown charm, and strong long-term equity make that commute worth it for a lot of people.
North Charleston is the most affordable entry point in the metro. The Park Circle area especially has been transforming — restaurants, breweries, real community energy — at a price point that works well with BAH. And Mount Pleasant is beautiful and the schools are excellent, but it will push the limits of your BAH fast. Know your numbers before you fall in love with that zip code.
Schools: Three Districts, One Address That Changes Everything
Joint Base Charleston sits inside three separate school districts — Dorchester District 2 (DD2), Berkeley County School District (BCSD), and Charleston County School District (CCSD) — and which district serves your children depends entirely on your home's specific address. Not your city. Not your neighborhood name. Your address.
DD2 is consistently one of the highest-rated districts in South Carolina, which is why so many military families choose Summerville, Nexton, or Cane Bay and accept the longer commute. BCSD covers Goose Creek, Nexton, Cane Bay, and Carnes Crossroads and is growing fast alongside all the new construction in Berkeley County. CCSD covers Charleston proper, North Charleston, and operates magnet and specialized programs across the county.

VA Benefits & Military Resources in Charleston
The Naval Health Clinic Charleston at the Weapons Station provides medical services for military families, backed by a strong TRICARE provider network throughout the metro — so whether you're near base or out in Summerville, you are covered. And your VA Home Loan benefit is particularly powerful in this market. Summerville and Goose Creek have high new construction inventory, builders experienced with VA appraisals, and price points where BAH often covers the full mortgage payment. Use it.
